Commercial and industrial solar in Malaysia

Commercial and industrial solar lets a Malaysian factory or commercial building generate its own daytime electricity, cutting exposure to rising TNB tariffs. A typical C&I rooftop system runs from 100 kWp to several MWp, offsets 20–50% of daytime consumption, and — with GITA and Capital Allowance — can recover up to 48% of capital cost in tax relief. What C&I solar changes on your P&L

Electricity is usually one of the three largest controllable costs in a manufacturing operation, and unlike raw materials it is not negotiable — it tracks the tariff. Solar converts part of that variable operating cost into a fixed, depreciating capital asset with a 25-year output warranty.

The three effects

  • Daytime offset. Manufacturing load profiles peak during daylight, which is when a rooftop array produces. The match is unusually good in Malaysian industry.
  • Tariff hedge. Every kWh self-generated is a kWh not exposed to future tariff revision.

By building type

Manufacturing plants

The strongest case, because load is high, continuous and daytime-weighted. Design attention goes to roof structure — many older Malaysian factory roofs were never specified for additional dead load — and to interconnection that cannot disturb sensitive machinery. Where production must not stop, we sequence works zone by zone and schedule tie-ins around planned shutdowns.

Warehouses and logistics

Large uninterrupted roof spans make warehouses the most efficient kWp-per-ringgit installations we do. On-site load is often lower than generation, so the economics depend on the export arrangement — which is where scheme selection matters most.

Commercial and office buildings

Smaller arrays, more constrained roofs, and usually a stronger emphasis on visible sustainability credentials and common-area cost reduction. Structural coordination with existing plant, lift motor rooms and cooling equipment is the main design constraint.

Questions from technical teams

Will installation interrupt production?

It should not. We sequence installation zone by zone and reserve grid tie-in and metering changeover for planned shutdown windows agreed with your facilities team. The interconnection itself is the only step requiring an outage, and it is typically measured in hours, not days.

Can our roof structurally take the array?

That is established before quotation, not after. We run a roof loading analysis against the existing structural drawings and our drone survey. If the roof cannot carry the additional dead load, we say so and price the reinforcement — or recommend a reduced array. More on our survey method.

How do you prevent roof leaks at mounting points?

Mounting detail is where most Malaysian solar installations fail. We use non-penetrative mounting where the roof profile allows, and where penetration is unavoidable we use our own sealing detail derived from 45 years of thermal hot-water roof work. Every penetration is documented and water-tested.

What happens to the system during a grid outage?

A standard grid-tied array shuts down during an outage for safety. If you need production to ride through interruptions, that requires battery energy storage designed into the system.

Who handles TNB and Suruhanjaya Tenaga approvals?
